SAP Calculations for New-Builds

Plans2New build dwellings require a SAP Assessment during planning/build warrant stage and again on completion.  The new dwelling then requires a New Build EPC which is calculated using the SAP Assessment figures.  All the figures are obtained from the plans and no site visit is usually necessary.  In Scotland, all dwellings built after Jan 2007 should have a New Build EPC carried out by an OCDEA (On-Construction Domestic Energy Assessor), although requirements vary between different councils.

For existing dwellings (with Build Warrant dated before January 2007), these require a differently calculated EPC.

Note:  a new dwelling in Scotland for which the building warrant application was submitted before 1 May 2007 or a dwelling created by change of use (a defined conversion) does not require a SAP EPC under building regulations but will, under EPB regulations require an RdSAP EPC when offered for rent or sale.

OCDEA CertificateRuth Ogilvie of Aissac Electrical and Solar is an Accredited On Construction Domestic Energy Assessor (OCDEA) with Elmhurst Energy Ltd.

As an OCDEA Ruth can carry out SAP Assessments for New Build dwellings, both As-designed and As-built.  As part of the As-built assessment the mandatory New Build EPC is produced.
